What types of homes do you sell?

We sell both Modular and Manufactured homes up to 76' in length, single unit, double unit, triple units and 2 story options.

What brands of homes do you sell?

We sell Colony homes and New Era homes.

What is a Modular home?

A Modular home is a home that is transported to your site, removed from the carrying frame and placed on a foundation. The home is usually placed on the foundation with a crane.

What is a Manufactured home?

A Manufactured home is a home built in a factory to your local codes. It is transported to your site and placed on your foundation. The homes generally include your "mechanicals" i.e. heating system, water heater etc.

What is the difference between a Modular and a Manufactured home?

Generally, there is very little difference between a Modular and a Manufactured home. Modular homes are built to NYS Codes and Manufactured homes are built to HUD codes. The main difference is in the attachment of the frame to the foundation. They are both wood frame construction, insulation, siding, wiring and roofing are almost identical. From an outward appearance they look almost identical when attached to the foundation.

How long is the process in buying a manufactured or modular home?

There are normally 4 steps in the process of buying a manufactured or modular home:

  1. Financing - starting with the pre-approval from the bank, this can take up to 30 days and sometimes from 30-60 days to get a bank commitment.
  2. Ordering your Home - From the date of the signed purchase agreement it can take 2 to 12 weeks for your home to arrive. Factors that effect the time frame can be : the availability of the model and the factory order time.
  3. Site Development - How long the site work takes is contingent upon what has to be done to prep the lot for your home. The site needs to have a cleared area to work, a water source(i.e. well), driveway, septic system, utility power and a house foundation. All of the site prep work is generally done during the time the house is being manufactured at the plant.
  4. Home delivery - Once your home arrives it needs to be placed on your foundation and assembled. By assembled we mean that the siding has to be placed on the home, mechanicals attached, drywall seaming and carpet seaming. This process normally takes 2 to 8 weeks to complete dependent on the time of the year and what weather related issues we may have to contend with. 
The entire process from pre-approval to being able to move into your dream home normally ranges from 2 to 6 months.

Can garages and additions be attached to my new home?

Yes, all forms of structures can be added to your new home.

Am I able to choose options in a new home?

Yes, all homes can be custom designed. We build to suit your needs.

Does Northern New York Manufactured Homes do site work?

Yes, we are a construction company owned business. We started out doing site development for Manufactured home dealers in the North country.
